Floor Plan - Upper Level


Main Entry - Dual entry walkways/parking pads of earth-toned exposed aggregate concrete at street level (see Exterior/Landscaping Page) lead to a partially enclosed portico designed to double as a sculpture gallery, with adjustable track lighting. The portico lighting also includes five Color Kinetics digitally controllable accent lights (16 million possible colors, color cycling, etc.) which backlight the portico exterior wall of custom sand-blasted glass block. The custom designed and fabricated entry door is fabricated of oak with four lights of bronze mirror glass.

Main Entry

Entry Hall - Floor covering of ceramic tile in warm earth-tones is washed by recessed lighting and compliments the artist created "Southwestern Plaster" wall treatment applied above the oak chair rails. Multiple recessed four inch eyeball spots provide adjustable lighting for extensive display of wall mounted artworks. Smart Home lighting controls allow for control of all exterior architectural lighting as well as the public areas (hall, living room, dining room and kitchen) from this location.

Living Room - From the entry hall two steps lead down through an arched opening into the living room with 12 foot ceiling and wood burning kiva fireplace. The entire living room side of the wall with the entry arch is covered with the "Southwestern Plaster" wall treatment.

The wood-burning kiva style fireplace with glass tile accents and ceramic tile covered hearth has a gas supply and temperature actuated convection fan.

A built-in bookshelf and media center unit has a speaker distribution switch and connections for stereo speakers in the room and remote connections for stereo speakers in the kitchen, dining room and rear upper loggia. Additional media connections in the unit include phone, network, CATV and three co-ax connections to the roof for high-definition satellite TV reception. Installed 2.1 speaker system with Polk stereo speakers and hidden powered 10 inch subwoofer is included. Installed wiring allows for use of 5.1 speaker system in the living room if desired.

A mini-bar, with a sink in a solid granite countertop, has a bar refrigerator and upper and lower storage cabinets. Dimmable two-circuit low-voltage quartz-halogen track lighting provides flexibility in arrangement of wall mounted and floor standing art and craft works. Recessed floor washer floods (dimmable) provide general area lighting without glare. The flooring is Bruce laminated oak tongue and groove planks in a seven inch width.

The far wall of the living room is glass to allow enjoyment of the panoramic views, with a door leading to the rear upper loggia. Cellular horizontal blinds may be closed across the glass area to provide nighttime privacy and additional thermal insulation.

Rear Upper Loggia - With superb panoramic views to the eastern and southern horizon looking out over the valley of the Animas and San Juan Rivers and the town of Farmington, with towering bluffs beyond, this covered porch with ceramic tile flooring is ideal for relaxation and entertaining.

Outdoor stereo speakers connecting to the living room media center are included. Dimmable track lighting allows for dramatically accenting either floor standing or wall mounted art. Power and gas outlets allow use of a bar-b-que grille and a pass-through to the kitchen allows convenient provisioning to this area.

Home Administration Office - Down the entry hall to the right, from the entrance, is located the home administration office which contains the home network server computer, 16 port Ethernet switch, Ethernet router, cable modem and Wi-Fi transceiver (with repeater on the lower level of the residence) for mobile device connection to the Internet. Custom cabinet work allows for full and efficient utilization of the space while placing all wiring out-of-sight and includes space for a printer, scanner (located in a drawer which is conveniently opened for access) and the server computer as well as ample storage space, including a 42 inch two drawer lateral file. Floor covering in this room is same as used in the living room (see above). A heavy-weight clear vinyl floor protector is included. Workstation chair is not included but may be purchased separately.

Additionally, there are built-in connections (RJ-45) to the roof for locally available Wi-Fi broadband transceiver installation (as alternative to other available ISP choices) and a connection (RJ-11) for rooftop weather station sensors. Phone (two lines) and CATV connections are also provided in this area. Smart Home software installed on the network server provides for setup and control of exterior and interior lighting throughout Casa Vista via the X-10 protocol.

Dining Room - Located adjacent to the living room and accessible from either the entry hall or directly from the living room up tiled steps through a seven foot wide arched opening. The 18 inch tile flooring used in the entry hall flows into the dining room. Wall treatment is the same as the entry hall, with a Mocha solid tone below the solid oak chairrail and the "Southwestern Plaster" finish above.

Custom built-in window seats/storage units, with a large lighted glass-fronted display cabinet with glass shelving, wrap around the south and east wall of the dining room. A door in the south wall leads to a covered porch with direct access to the south front entry. The dining room windows provide for valley and city views. Cellular vertical blinds are provided for night time use and for additional thermal insulation over the insulated glass windows. A wrap-around valence of solid oak with Southwestern Arts and Crafts style detailing hides the blinds when not in use.

Recessed lighting and a dramatic chandelier allow for highlighting of wall mounted artwork and the creation of various lighting moods. Imported (Italy) "Gyro" glass topped table with integrated Lazy-Susan and six design compatible molded wood dining chairs with gas-shock height adjustments are available for purchase separately. A TV turntable, with power and CATV connections, is located such that the included HDTV may be rotated to be viewable from either the dining room or kitchen. Installed stereo speakers, connecting to the living room media center, are included.

Kitchen - Separating the dining room from the kitchen is a peninsula countertop containing a breakfast bar (on the dining room side) and a Viking gas rangetop (four burners and griddle) with a Viking vent hood on the kitchen side. "Captain's Bridge" windows on the east wall reveal the same panoramic views described for the Upper Rear Loggia. Cellular vertical blinds, recessed up into oak valences when not in use, are installed to cover the windows when desired.

A custom tempered glass back-splash and warming shelf separates the rangetop from the breakfast bar while allowing for uninterrupted sightlines between the dining room and kitchen. All countertops are solid Brazilian granite (Juperana Gold) with a two inch bull nose edge. A three-bay stainless steel sink with food disposer is located under the windows. Sink mounted cutting board and vegetable washing basket is included. Swing-down stainless steel storage trays below the sink utilize space that is normally wasted and provide for convenient hidden storage of brushes, sponges, etc. A pass-through to the upper rear loggia is on the countertop to the left of the sink with a pull-out wastebasket drawer undercounter.

An undercounter Bosch dishwasher with hidden (door top mounted) controls is to the right of the sink. A custom designed oven stack with stainless steel facing contains a Viking gas-fired convection oven with catalytic broiler element. Above the gas oven is a Kitchen-Aid Superba (combined electric convection oven and microwave oven). A powered pop-out vent above the ovens, with an external fan, is a unique custom design to exhaust any emissions from the ovens.

On the wall opposite the oven stack is a built-in 42 inch Sub-Zero side-by-side freezer/refrigerator with in-door water and ice dispenser. A walk-in pantry with laminate countertop and multiple AC outlets helps to reduce clutter in the kitchen proper by allowing for permanent setup of small appliances, e.g. coffee maker, bread maker, mixer, blender, etc. Shelving above and below provides additional space for storage, including larger and bulky items. Wall space in the pantry may be used for storage of cleaning tools.

An island in the center of the kitchen with a laminated rock maple butcher block top and pass-through baking and cookie sheet storage rack below provides an additional food preparation area as well as a convenient unloading surface for both the ovens and refrigerator.

Kitchen flooring is 12 inch ceramic tile in a compatible earthtone color. Cabinet work has solid oak doors with brushed nickel pulls and European cabinet hinges. Drawers have undermounted full-extension slides with soft-stop closing mechanism. Extensive use of pull-out shelving and organizers allows for efficient utilization of cabinet space. A spice rack is built-in to an upper cabinet adjacent to the rangetop.

A large built-in cabinet at the passageway between the dining room and kitchen, with eight pull-out shelves above and ten drawers below, provides ample room for tableware, flatware and dining accessories.

Phone and network and CATV connections are located above the counter between the peninsula and oven stack. Two-circuits of recessed lighting in the kitchen, recessed lighting above the breakfast bar and additional lighting in the rangetop vent hood allows for excellent worksurface lighting with dramatic highlighting of the stainless steel and granite surfaces. Stereo speakers installed above the panoramic windows, connecting to the living room media center, are included. Three contemporary design adjustable height counter stools with molded wood seats and chrome foot rungs located at the breakfast bar are available for purchase separately.

Note: All appliances in the main kitchen are new and unused. The current owner uses the lower level galley for food preparation.

North Entry Hall - Returning to the main entry and turning left the hall leads first to a doorway on the right at the top of the inside stairway leading to the lower level. Further on, to the left, is a generous coat closet with dual bi-fold doors. Straight ahead is the doorway leading to the student/office suite of rooms. The hall then turns right to a short section leading to the master suite.

To the right, off this short hall section, is a large utility closet with dual bi-fold doors. The utility closet contains a mop sink with bucket filler faucet. A janitor's cart with a ringer mop bucket, trash bag and shelving for cleaning materials is stored in the utility closet and is included with the house. The closet also contains utilities and vents for a stacked over/under washer/dryer combo unit should it be desired to have any laundry facilities on the upper level (the main laundry is on the lower level). A wall mounted cabinet provides additional storage for cleaning supplies.

Across the hall from the utility closet is the door, with a frosted glass light, to the powder room.

Powder Room - This guest half-bath has a large oak vanity (cabinet work and hardware throughout Casa Vista is of the same design) with a solid granite counter and splash. The vanity and a large wall mounted mirror with a vanity light above is separated from the toilet by a half-wall. A skylight floods the powder room with light during daylight hours. A custom oak framed mirror tile accent piece on the wall opposite the door is a reference to glass block windows of similar size in the student/office suite and master baths and is included with the house. A solid blue ("Denim") colored tile in the powder room contrasts with the bold colors in a complimentary range on the walls. The toilet is a one-piece Kohler low-profile design in "Mexican Sand" color, matching the vanity sink.

Student/Office Suite - This suite of rooms with a full bath is of a flexible design which allows for use either as a bedroom suite with study or as a large in-home office suite with inner office and conference room (as currently arranged). All windows in the suite are fitted with cellular horizontal blinds hidden in oak valences to provide sunlight control, privacy and additional thermal insulation when in use.


Study/Office - This room has a full compliment of built-in cabinets, drawers, bookcases, countertops and computer workstation area with a large keyboard/mouse platform. A built-in credenza on the wall opposite the computer workstation provides generous additional enclosed storage. A walk-in closet in the study may be used either as a wardrobe or as generous storage space for office supplies and equipment. Naturally, connections are provided for the home network, phone, CATV and 5.1 speaker installation.

The computer workstation area is designed to accomodate a wide-screen computer monitor/HDTV up to 32 inches (diagonal measurement). Built-in wiring chases and ports keep all associated wiring out of sight. The cabinet return to the right of the workstation area contains a 42 inch wide two drawer lateral file below the worksurface (this worksurface was designed to accommodate a large format printer/plotter with a 24 inch paper width). Workstation chair shown is not included.

An oak framed glass block window on the wall above the workstation area provides ample light during daylight hours and a dramatic architectural accent on the exterior when backlit at night by the room lighting. Two circuits of dimmable recessed lighting provide ideal worksurface illumination and wall accents when desired.

Student Bedroom/Conference Room - Adjacent to the study/office and accessible through an arched opening is the bedroom/conference room. The far wall accommodates a large view window (with cellular blinds) and door, with insulated glass light containing internal mini-blinds, for access to the north upper loggia (further leading either to the front yard, master suite exterior entry or exterior stairway to the lower level).

The bedroom contains a large walk-in closet which may either be used for additional office related storage or, with closet furniture (not installed), used as a large wardrobe closet. The floor covering in both rooms of this suite are the same oak planking as used in the living room and administrative office. As used throughout Casa Vista recessed wall washer lighting in this room provides for the display of wall mounted items.

Student/Office Suite Bath - A full bath is located off the bedroom/ conference room. An oak vanity with a solid granite countertop and splash is to the left on entry. Above the vanity sink a mirror is inset into 12 inch deep cabinets extending the entire length of the wall, which provide storage space greatly exceeding what is normally provided in a bath. Above the cabinets a custom full length lighting soffit with frosted lights provides uniform lighting. Additional recessed lighting in the bath provides area and wall accent illumination. The wall opposite the door contains an oak framed glass block exterior window. A large skylight normally obviates the need to use artificial lighting during daylight hours. The walls of the tub and full shower, opposite the vanity, are covered to the ceiling with ceramic tile in a warm earth tone, as used extensively throughout, as is the bath floor. A one-piece Kohler low-profile toilet matches the vanity sink in a "Mexican Sand" color. A full length dressing mirror is mounted to the interior surface of the entry door.

Master Suite - The master suite of Casa Vista is located in the northeast corner of the upper level, accessible from the main entry hall as described above. A lockable solid-core door separates the master suite from the main entry hall. Upon entering the suite a short hall contains a linen closet with bi-fold door on the right and just beyond the door to "her" walk-in closet. On the left is the door to the master bath. At the end of the master suite entry hall two steps lead down to the master bedroom on the left and sitting room (through an arched opening) on the right. Both the bedroom and sitting room have ten foot ceilings.

"Her" walk-in closet has built-in cabinets, drawers and shelving. A makeup vanity is mirrored on three sides as is the top of the vanity counter. Dual multi-globe makeup lights at either side of the main mirror are provided to provide even illumination. A custom padded makeup vanity bench is included (fits into the vanity foot well when not in use). A wardrobe for hanging clothing is provided with rods that may be added or removed to provide for storage of either short or full-length apparel. Adjustable shoe shelves are located opposite the vanity on either side of the wardrobe. A full length dressing mirror is mounted to the inside of the closet entry door. Additional available wall space could be used for mounting of peg-board type hardware for hanging items such as belts, scarves or purses.


Master Bedroom - designed to allow flexibility in the placement of a King size bed, either between the windows (as pictured) or alternatively below the glass block accent windows by providing power and phone outlets for either location. A gas log fireplace with brass accents and a remote on/off control is located on the west wall of the master bedroom. A solid granite fireplace surround and hearth provide a luxury accent to the room. The cabinets surrounding the fireplace contain adjustable shelving to either side and enclosed storage below. Connections are provided inside the cabinet for power, CATV and the home network. Installation of a TV above the fireplace is possible with the provided connections. The west wall is covered in grass-cloth wallpaper.

Lighting soffits around the room contain recessed lighting well suited to illuminate wall hung artwork. A custom built-in divider adjacent to the exterior door (leading to the north upper loggia) contains lighted adjustable glass shelving for display of small art and craft items as well as providing additional privacy and draft protection when the exterior door is opened.

The north wall of the master bedroom contains glass block accent windows of a design similar to those in both the student/office suite study and well as the guest bedroom on the lower level. The exterior door has a full insulated glass light with integrated mini-blinds.

The east wall of the master bedroom contains two large view windows spaced to allow installation of a King width bed between them.

The south wall of the master bedroom contains "his" reach-in wardrobe closet with mirrored bypass sliding doors. Installed closet furniture (rods, shelves and drawers) is included. The closet serves as a separator between the master bedroom and sitting room. A reversible ceiling fan is mounted in the center of the master bedroom. The master suite flooring, excepting the bath, is a 100% wool carpeting with premium quality padding. The herringbone texture of the carpeting is scaled appropriately for the expansive spaces of the suite.

Sitting Room - Contains a full wall of storage cabinets in oak with brushed nickel bar pulls, bookshelves and media center with pocket doors. Connections are provided in the media center for phone, network, CATV, satellite HDTV and speakers. Front and rear Cerwin-Vega satellite speakers are installed and included, as is a powered 10 inch sub-woofer hidden behind an oak grille in the soffit above the media center. Connections are also provided for remote stereo speakers in the master bath and master bedroom.

A reversible ceiling fan is mounted in the sitting room. Large panoramic windows, with cellular horizontal blinds, allow enjoyment of the same expansive views as are generally available at the rear of Casa Vista. A glass wall with door leads out to the upper rear loggia, also accessible from the living room. Fabric vertical blinds are provided for this wall.

Master Bath - Luxury appointments enhance the pleasure of this inviting bath space. Dual polished stainless steel basins with Italian designed lever controlled faucets add a jewel-like sparkle to the solid granite vanity top and splashes. The oak vanity and full-height linen storage cabinet, along with 12 inch deep wall cabinets, with in-cabinet AC outlets, provide an extraordinary amount of storage space. Dual mirrors above the basins are lit by a custom full-width lighting soffit with frosted lights.

Opposite the vanity the shower is wrapped with granite tiles extending to the ceiling and a frameless glass shower surround. A Grohe shower tower provides six adjustable sprays, including a wand, with thermostatic temperature control. A bench inside the shower enclosure is provided for convenience as is a wall mounted grab bar. Adjacent to the shower a full- length whirlpool tub with Roman filler spout is surrounded by granite tile work. A separate toilet compartment with an internal glass block window is separated from the main space by an oak accordion door. A one-piece Kohler low profile toilet in "Mexican Sand" color occupies the compartment. The toilet compartment has thermostatically controlled in-floor electric radiant heating.

Further enhancing the master bath is a large skylight and glass block window to the exterior. A custom accent wall piece with oak framed mirror tile repeats the motif of the glass block windows and is included. A full length dressing mirror is mounted on the inside of the bath entry door. The master bath flooring is of the same earth-toned ceramic tile as used in the kitchens and loggia. Power and CATV outlets are located to allow mounting of a flat-screen TV above the bath entry door and thus visible from any location in the bath, including the tub.
