Stair and Lower Hall - The lower level of the residence is reached by descending the interior staircase through a lockable solid-core door located in the main entry hall. The staircase and lower hall utilize a solid blue ("Denim") colored tile flooring that provides a color accent to the mocha and cream wall colors. A solid oak chairrail separates the mocha color below from the cream color above in both the stairwell and lower hall. The stair nosings are solid brass extrusions that provide highlights that sparkles in this well-lit space. The staircase is designed as a mini-gallery space with both custom lighting soffits and track lighting. An oak framed display space above the descending stairs provides an ideal location for art or craft items, e.g. a Navajo rug. The walls of the stairwell are lit by the track lighting to provide additional hanging space for art works. The lower hall contains a built-in credenza and recessed lighting and provides access to the guest suite, guest bath and family/media room and mudroom. The lower level of Casa Vista, including a galley kitchen, is potentially a living space independent from the upper level, e.g. an "in-law" residence or fully contained guest suite. |

Guest Den - The guest suite includes a den, bedroom and full bath. The guest den is reached from the lower hall directly. View windows at the southeast corner of the den enjoy the same panoramic views found widely throughout Casa Vista. A built-in media center with installed 60 inch HDTV, DirecTV network client, 5.1 AV Receiver, Blu-Ray player, Cerwin-Vega 5.1 speaker system and a Sony 8 inch powered sub-woofer is included. Installed wiring connects the media center to stereo speakers located in the adjacent lower rear loggia An exterior door with a full frosted glass light allows for access to the lower rear loggia. [Note: The den is legal, under the building code, as a fourth bedroom due to the exterior exit.] The den contains a reach-in wardrobe closet with mirrored bypass sliding doors. The den flooring is ceramic tile. A wrap-around lighting soffit with recessed eyeball spots provides wall washers for lighting of mounted artwork and glare free lighting for television viewing. A reversable ceiling fan is located in the center of the room. |

| Guest Bedroom - Located at the northeast corner of the lower level the guest bedroom is reached through the den. Opposite the bedroom entry door an exterior door with full light with integral mini-blinds provides access to the north lower loggia and patio. The same exterior wall contains a large three section glass block accent window of the same design found in the master bedroom and study in the upper level. A custom built-in Shoji screen adjacent to the door provides additional privacy and draft control when opening the exterior door. The east wall of the guest bedroom contains a large view window overlooking the rear plaza and views of the horizon, valley and bluffs. The wall separating the bedroom from the den contains a large reach-in wardrobe closet with installed closet furniture (rods, shelves, and drawers) included. Mirrored bypass sliding doors enclose the closet. Two circuit recessed lighting in wrap-around soffits provide dramatic lighting accents for the walls and built-in credenza (on the west wall). All windows are fitted with cellular horizontal blinds which disappear into oak valences when not in use. The bedroom is provided with a reversable ceiling fan. Adjacent to the passage door between the den and bedroom is a door leading to the guest bath (also accessable from the lower hall). |

| Guest Bath - Flooring in this bath is of the same blue ceramic tile as used on the stairs and lower hall floor (and upper level powder room). An oak vanity with ceramic tile countertop is separated from the toilet and tub by a half-wall. 12 inch deep upper cabinets are located on either side of the vanity mirror. Above the cabinets is a custom lighting soffit with frosted lights. Across from the vanity a roomy linen storage cabinet is recessed into the wall. A full tub and shower with glass enclosure has ceramic tile covered walls. Recessed and directional lighting fixtures provide additional accents to the space. The guest bath has a two-piece elongated bowl toilet. Sink, tub and toilet are color matched antique white ceramic. A full-length dressing mirror is mounted on the inside of the hall entry door. |

Family/Media Room - This expansive space contains the home theater. A large custom designed four bay built-in media center in cranberry and black colors accomodate an Onkyo 9.2 AV receiver, DirecTV server and Blu-Ray player. An Optoma 1920p video projector is installed in a custom ceiling mounted enclosure to project onto the 92 inch diagonal screen. Installed 9.1 speakers include a 12 inch 1000W JBL sub-woofer. Audio signal wiring extends to the rear of the room and is currently utilized to connect an additional powered sub-woofer (not included) to provide full 9.2 speaker coverage. Extension speaker wiring is provided for stereo speakers located in the adjacent exterior patio. An additional Ethernet connection is available in this room. In addition, the media center contains a DMX 24 channel digital lighting controller which connects to both exterior digital lighting and digital color changing lighting in the theater space. The lighting in the family/media room is extensive and flexible. Two circuits of recessed wall washers are divided between the front and rear of the room. Six 24 X 24 inch lighting troffers in the acoustic tile ceiling (cranberry color tiles with polished brass dividers) contain both dimmable LED lighting on a separate circuit and Color Kinetics digitally controllable LED fixtures capable of a wide range of color and lighting effects. The troffers use molded inserts that are designed to provide both acoustical and lighting diffusion. The walls in the family/media room to either side of the media center are covered with cellular horizontal blinds in a cranberry color. The blinds on the wall to the right of the media center cover three doors which access the residence mechanical closet containing the radiant heating boiler (backup), water heater, water softener and a janitorial cart with wringer mop bucket, waste bag and shelving for cleaning supplies (included with purchase). The family/media room floor is covered with padded wall-to-wall carpeting in a cranberry color with slate accents. Walls are painted in a cream color with cranberry colored casework. On either side of a short passage leading to the galley/laundry upper and lower built-in cabinets with countertops provide additional storage space. The
theater currently contains seating for seven, utilizing reclining
chairs. With the removal of the present owner's electronic music studio
furniture and equipment (not included) located in the rear of the
room the seating capacity may be doubled. |

| Vestibule/Game Room - An arched opening in the north wall toward the rear of the family/media room is closable with a cellular horizontal blind matching the wall units described for the family/media room. This doorway leads to a vestibule/game room. This bonus room, with ceramic tile flooring, provides many square feet of wall space, lit by recessed lighting above, for display of artwork. A full length built-in credenza on the wall opposite the interior door provides enclosed storage and a top ideal for display of small three-dimensional art and craft items. This room can easily accomodate a gaming table and chairs (bridge, poker, ma jong, etc.), excercise equipment, or the like. An eight foot wide glass bypass sliding door in this room leads to the exterior lower north loggia and patio. An additional Color Kinetics digital accent light is installed in the ceiling of the loggia recess immediately outside the sliding door to provide dramatic nighttime accent lighting to this entertainment area. |

Galley/Laundry - Access to the galley/laundry on the lower level is via a door at the rear of the family/media room on the wall opposite the vestibule/game room doorway. A large enclosed pantry is located to the left of the entry door (utilizing the space under the interior staircase). An electric trash compactor (useful for reducing the volume of disposable tableware generated at parties and bar-b-ques, etc.) is located in the pantry and is included with the purchase. The galley flooring is of the same ceramic tile as used extensively throughout the residence. The white laminate covered cabinets with oak trim and laminate countertops, in an oak butcherblock pattern, allow for easy cleaning and the smooth countertops are more suited to the laundry dual use than, e.g., ceramic tile. An Amana range with oven and one-piece glass/ceramic cooktop is inset into cabinets on the left side of the galley. An Amana microwave is located above the range. An over/under refrigerator with top freezer door is located at the end of the cooking area cabinets. A two bay molded polymer sink with food disposer in located in the center of the row of cabinets on the right side of the galley. An undercounter dishwasher is below and to the right of the sink. Immediately adjacent, to the right, are newer Frigidare front-loading washer and electric dryer, installed flush with the counters and cabinets. The end wall adjacent to the washer and dryer has a built-in ironing board with mirrored door. The opposite far wall has an oak framed pass-through to the mudroom (with sliding glass patio door) which allows daylight in to the galley. All appliances in the galley/laundry are included with the purchase. The galley on the lower level of Casa Vista, in addition to the full gourmet kitchen on the upper level, allows for flexibility in the use of the residence. It allows the lower level to potentially be a semi-independent residence unit and the proximity of the galley to the family/media room and adjacent outdoor entertainment areas provides a full service food storage and preparation area conveniently located nearby. |

| Mudroom - Located beween the lower hall and garage, the tile floored mudroom is extensively outfitted with built-in upper and lower cabinets with laminate countertops. A large 42 inch wide cabinet is suitable for storage of large or bulky items, e.g. sports equipment (golf bags and clubs, etc.). A built-in pet door on the outside wall of the mudroom will accomodate animals up to standard American Collie or German Shepherd size. A security slide on the inside of the flexible pet door allows prevention of unwanted pet egress or ingress when desired. The exterior wall also contains a sliding glass patio door leading to the lower rear loggia. A pass-through to the galley is on the wall opposite the exterior wall. Opposite the lower hall entry to the mudroom is the door leading to the two car garage and home workshop area, with the high bay two car garage beyond. A custom designed padded boot bench in the mudroom is included with the purchase. |

Garage & Workshop - Located on the lower level at the southeast corner of the residence is the standard two car garage. The floor is covered with epoxy garage paint in light grey and one heavy weight vinyl (75 mil) 8 X 16 foot floor protector mat in blue with a molded coin pattern is included with the purchase. Dual doors with newer openers, remotes included, open to the large off-street parking area with driveway leading up to street level. Large floor-to-ceiling enclosed storage cabinets line the rear wall of the garage. A home workshop, opening off the garage, with full over and under cabinets and countertops, a desk height work surface and wrap-around shelving above the upper counters provides a tremendous amount of storage and workspace for tools and hobby materials. A lockable man-door at the exterior end of the standard garage leads to the high-bay garage. 110 VAC/20 A and 220 VAC/20 A outlets are installed in this area as is pneumatic piping with wall connections to the air compressor supply point in the high-bay garage. |

| High-Bay Garage - Located at the south end of Casa Vista this fully enclosed garage has two barn type bypass siding doors. Clearance through each door in this garage is 9 feet high X 9 feet wide. The interior depth, with doors closed, is 20 feet - 6 inches. A 60 inch wide lockable double door in the rear of the garage opens to the rear plaza. A lockable gate/man door to the side of the sliding doors provides access to the driveway parking area. Ceiling fluorescent lighting with nine fixtures is installed. Extensive electrical service is provided in this area, including 110 VAC/20 A, 220 VAC/20 A, 220 VAC/30 A and 220 VAC/50 outlets. The two 220 VAC/50 A outlets, one on each side of the garage, allow for future installation of hybrid/electric vehicle chargers or power for a welder or electric kiln, etc,. Pneumatic piping is installed with seven available outlets and a connection to an air compressor (not included but available separately). A 220VAC thermostatically controlled space heater is permanently installed on a wall bracket. Both walls and ceiling of this space are insulated. Currently, the sliding doors are of uninsulated construction. Present owner has observed that temperature in this space has not fallen below freezing in winter months, even without heating. |

Studio Workshop (unbuilt) - A building code compliant design concept compatible with the architecture of Casa Vista is available from the designer/owner for a 650 plus square foot heated studio workshop to be constructed attached to the high-bay garage on the south end of the lot. Utility conduits for 150A electrical, gas, phone and CATV service are already roughed-in to the location. The sanitary sewer and water lines for the residence run underneath this area and thus a utility sink and toilet could be located in the studio. Construction of a studio workshop could provide a space comfortable year round for artists, craftspersons or hobbiests of any description to enjoy their avocation. The water and sewer lines are underground in this area of the property and would allow installation of, e.g., RV parking with dump station as alternative to construction of an enclosed structure. As noted previously, 150A electrical service has also been roughed in to this area for either use. |
